01Define– What do I get?
Taking your needs and strategic aims and developing a robust brief through surveys and site appraisals, testing with space planning/ feasibility studies and developing the scheme through to a complete concept, including look and feel. The approved design brief including project scope, budget and programme shall be set at this stage.

Stage 1 Control: Design Freeze. Concept complete; scope, budget and programme agreed.
02Detail– What does it cost?
Develop the fixed design concept into robust details and content required to obtain all necessary consents and competitive prices for all of the works. When all approvals and firm costs have been established, the build can proceed. Orders are arranged and placed.

Stage 2 Control: Scheme fully detailed, consents granted and firm costs established.
03Deliver– When can I have it?
Mobilise the build team and gear up for site. We can manage the design throughout the build process to ensure you get the scheme agreed. Control costs, manage changes and tie up all loose ends at the completion. Close out with certification to ensure the premises open on time. Review post-completion to ensure lessons learnt are carried forward for continual refinement and improvement of projects.
